What is an individual lease, and why should students want one?
Being responsible for yourself is great, and empowering. Being responsible for someone else – especially when they aren’t – is a bummer, or even worse. With collective leases, if your roommate is unable to pay their rent or expenses (for any reason), you’re still responsible. Individual leases with The Indy protect everyone and deliver a much more certain and stress-free living arrangement. When you sign an individual lease, you are responsible only for the rent on our own individual bedroom.
What about finding or deciding on roommates?
Sometimes, students already know exactly who they want to live with. And sometimes, they’re excited to meet a brand-new group of friends. Others are more interested in flying solo. At The Indy, we’ve got options for all of these scenarios. If your roommate situation is already settled, you may be ready to start your application right now. Who manages my student apartment community? What about on-site support?
The Indy is managed by Preferred Apartment Communities (PAC) – a trusted industry leader with more than a decade of demonstrated excellence in property management. Our leasing office at The Indy is run by a full-time, experienced staff. And with our expert maintenance personnel are always just a call away to handle routine or emergency property maintenance issues. Day in and day out, residents at The Indy have access to professional, on-site support staff. This also includes our unique Community Assistants (CAs), on-site resident students employed by us to help with administrative tasks and resident events.
What other features are included in my rates?
For maximum convenience, The Indy provides fully-furnished apartments. We also boast a salt-water resort-style swimming pool with cabanas and outdoor kitchen, 24-hour fitness center with Fitness-on-Demand, computer lab with study suites, student lounge and clubhouse. Free parking or reserved parking spaces are available, and The Indy is conveniently located directly on the B.O.B. bus route for the KSU campus. The Indy also works hard to balance support for both the academic and social aspects of the full student living experience. We provide ample study spaces, as well as a robust calendar of student events to promote connections and community. Students can also visit our resident portal to monitor events, pay rent, or submit requests for maintenance.
How does move-in day work?
We cannot wait for our first move-in day at The Indy and we will work hard to take as much of the stress and hassle out of the process as possible. It starts with moving in to fully-furnished apartments, well-appointed for a luxuriously comfortable student living experience. Incoming students will have an allotted time to visit the leasing office where residents will receive keys to the front door and their bedroom. We invite you and your family to enjoy free snacks and drinks in the leasing office during move-in, and tour the property features and amenities. After minimal utilities set-up, and unpacking your personal items, you’re ready to roll. Welcome home to The Indy!
How does an installment lease work?
Our lease term is approximately 11.5 months coinciding with the university’s academic calendar and the total rent for the year is based on that period of occupancy. For your convenience the total balance of the lease is divided into 12 equal installments due at the first of each month. These installments do not represent a monthly rent amount and are not prorated.

How do lease guarantors work?
All residents are required to have a guarantor for their lease to financially guaranty the lease obligations. The guarantor must meet minimum credit and income requirements and sign the guarantor addendum to the lease. In the event a student cannot provide a qualified guarantor an additional security deposit will be required.
Do I need renter’s insurance?
Preferred Apartment Communities requires $100,000 in liability insurance coverage for each resident. While residents are free to select any insurance vendor for the coverage, we have partnered with Multifamily Insurance Partners to offer the required liability insurance coverage to our residents at a very competitive rate.
